**PRICE REDUCED** 70ft recently REFURBISHED & REPAINTED cruiser style narrowboat on very rare RESIDENTIAL MOORING in HERTFORD town centre. 'Elspeth' has her own postcode, electricity supply and telephone line plus shared use of private car park, water points and elsan disposal. As anyone who has looked for a residential mooring will know these opportunities are few and far between and come up very, very infrequently, as a result we expect 'Elspeth' to be snapped up very quickly!
The mooring is in our marina in the centre of this bustling market town and is situated within a minute's walk of Hertford East railway station which is at the end of the London Liverpool St to Hertford East railway line. There is a large Tesco store no more than five minutes away and the centre of town attractions are less than 10 minutes on foot. Hertford is well known for it's lively, modern bars and good restaurants of which there are plenty. A 20 minute walk will take you to Hertford North railway station with it's high speed rail links to London Kings Cross and Stevenage.
Despite the proximity to the centre of town the marina is pretty quiet being bordered on one side by modern and upmarket apartments and on the other by the beautiful open space of Hartham Common.
'Elspeth' has recently undergone a substantial high quality refurbishment both inside and out by the current owner and is ready to move straight on to. She has a brand new fitted kitchen with new appliances, a brand new shower and toilet and brand new carpets throughout. The exterior has also undergone a full repaint and recent hull blacking.
She has two double bedrooms, one of which is a very flexible space and is currently used as a second sitting room/bedroom with a new bed settee which is included in the sale. Other uses for this space could be as an office or children's bedroom. With the benefit of a telephone line broadband internet is available which could make 'Elspeth' a very useful base from which to work from home.
The second bedroom has a permanent double bed. The bathroom features a brand new full height shower, brand new toilet and washbasin with plumbed in washing machine.
The lounge features a double fronted solid fuel stove and is a huge, open and bright space. The open plan kitchen is brand new and gives the boat a lovely modern, light feel.
The mooring fees are a very reasonable £3.00 per foot per month (£210 per month in total) and are subject to a further 4% discount if six months is paid for in advance and a further 6% discount if a 12 months is paid for in advance.
